What is an MLS search tool?

An MLS tool is a twenty first century solution to finding your new home.  It is now the quickest and easiest way of finding property in your local area.  The MLS or Multiple Listing Service is a database of current property maintained by companies or real estate agents.  It is designed to allow anybody to be able to search the entire portfolio of available property quickly and easily.  Think of it as the Google for real estate.

The MLs has been around for a while, but was only used by realtors until recently.  If you ever searched for a property on a real estate agents website, chances are it was actually the MLS that did the work.  It is a very powerful tool as long as it is maintained and kept up to date.

MLS are regional, there will be one for every area of the United States.  Each will be run and maintained by a private company of a group of real estate agents.  Oversight is provided by the National Realtors Association to ensure all data is accurate and not misleading in any way.

Some MLs can connect to national databases that allows users to search in a wider area.  As you can imagine, that can collect quite a few properties, so filtering searches is a must.

Every search should begin with the property type.  We all have preferences, and there is no point wasting time looking at things we aren’t interested in.  It is also the filter that will weed out the most unwanted search results.  Thought should also be given to the area of the search too.  This can be left wide, or drilled down to town or county.

The next most important criteria is the asking price.  While this doesn’t necessarily reflect the purchase price, a reasonable filter should be applied here.  There isn’t any point looking at properties out of your price range.  You will only fall in love with one you can’t afford, we all do.

The other filters, such as number of bedrooms, bathrooms and other details are to fine tune the results.  If this search still presents too many returns, try the Advanced Search function.  Here you can filter further by adding details like pool, near water, size, building period and other details.  You can then tailor the results to your exact requirements.

The MLs isn’t designed to take the place of visiting realtors and house hunting the old fashioned way.  It is designed to allow you to view more properties and have a wider reach than you would have a few years ago. It helps you decide what kinds of properties, areas and features you really like, and what ones you thought you did.

If you are planning a house move any time soon, visit your local real estate agents website.  Chances are there will be a portal to the MLS on there where you can check the available properties online.
